If you've lived near the Shoppes of Avondale for a while, you probably think of the street in daylight. It has boutiques, lunch tables and errands you can walk to. The news on the avenue this fall changes that picture. A free street-music series has a set place on the calendar. A new restaurant at the far end of the avenue plans to open for dinner only. One of the strip's longtime restaurants is adding a room built for private evening gatherings.
None of these projects brings a new chain or a teardown. The investment is going into the same buildings and the same street, at hours that used to be quieter.
A Last-Friday Habit, Now a Few Years Running
The evening crowd on St. Johns Avenue mostly comes from Amplified Avondale. The series usually runs on the last Friday of the month from 6:00 to 9:30 p.m., according to the Historic Avondale events page. Visit Jacksonville describes it as a free live music and art event along St. Johns Avenue.
A May 2026 feature in Folio Weekly says the Historic Avondale Merchants Association started the series in 2022 to draw attention to the neighborhood, especially the Shoppes of Avondale. A 2024 release from sponsor Community First Credit Union gives the launch as January 2023, so the start date depends on which account you read. Either way, it is now a regular fixture, not an experiment.
Folio Weekly's account explains why the series matters for the avenue's evenings. Artists, musicians, food vendors and balloon artists fill the sidewalks and corners. As the sun goes down, restaurants open their windows and doors so the musicians playing inside can be heard on the street. April's event featured Front Porch Marmalade, MJ and the Lollygaggers and Blue Muse Jazz, along with an art walk on both sides of the road.
Ron Rothberg is one of the founders. He leads bike tours on the strip for Art Bikes Jax. Speaking to Folio Weekly, he described the series as volunteer-run, with sponsor money paying the people who perform and host.
"We are so grateful to our sponsors. All the funds go towards the pay of our artists, musicians and restaurants, and we couldn't be happier to volunteer."
That funding model ties the series to the merchants. The money goes to restaurants as well as musicians, so the businesses on the avenue have a reason to stay open late and keep their doors open on those Fridays. The current Historic Avondale page lists Lee & Cates Glass as presenter, with stage sponsorship from Future Home Loans, Baymeadows Movers and Prattify Agency.
Folio Weekly also mentions two details that matter for planning. The series skips July and August, and some months have a theme. Rothberg cited Hispanic Heritage Month in September as an example.
The Old Grocery Half a Mile Down the Avenue
The second change is at 3951 St. Johns Ave. According to the Jacksonville Daily Record, Boathouse Avondale is expected to open there around Thanksgiving. The Daily Record places the building about a half-mile from the core of Avondale's shopping district.
The location is the main story. Most of the avenue's foot traffic stays within a short walk of the Shoppes. A 135-seat restaurant with covered outdoor seating at the other end gives evening visitors a reason to keep walking.
The building is older than most of what surrounds it. Owner Nathan Stuart told the Daily Record that it was a grocery store about 100 years ago, and the renovation had to meet the neighborhood's preservation standards. Stuart and his wife, Margo Klar, bought it as their first commercial property while another tenant still occupied it. Ale Pie House stayed until its lease ended in March 2026. The Florida Times-Union reported that the pizza spot moved to 1580 Wells Road in Orange Park.
After putting what Stuart called a "heavy investment" into the remodel, the couple considered leasing the space again. They decided to open a restaurant of their own instead. They are experienced operators. Their first restaurant was the Orange Park Fish House & Oyster Co. in 2018. They now own eight, including Boathouse locations in St. Augustine, Ponte Vedra Beach and Julington Creek, Grouper Shacks in St. Augustine and Jacksonville Beach, and New Berlin Fish House & Oyster Co.
The Avondale version will be built around sushi. Sang Won Kim, the group's director of sushi and executive sushi chef, will lead that program. The old building affects the menu. The sushi bar is downstairs and the kitchen is upstairs, so the Daily Record reports fewer hot dishes than at other Boathouse locations. The menu will include locally sourced fish, house-made soy sauce, cocktails and premium sake.
The planned hours support the evening theme. Stuart told the Daily Record that Boathouse Avondale will probably open for dinner only at first, Wednesday through Sunday. The schedule is meant to keep quality consistent and the staff well rested. The Daily Record gives the opening only as "around Thanksgiving," with no fixed date, so treat the timing as a target.
A Back Room at Biscottis
The third change is smaller, and it is happening in the middle of the Shoppes. A building permit issued July 31, 2026, and reported in the Jacksonville Daily Record's Development Today column, covers a 1,231-square-foot private dining and event space at Biscottis, 3584 St. Johns Ave. Gold Standard Construction & Consulting LLC is the contractor, and the job is valued at $77,000.
The size makes more sense next to Boathouse's numbers. Boathouse Avondale's whole restaurant will have 4,300 square feet of air-conditioned space. The Biscottis room alone is more than a quarter of that. It is a substantial dedicated space for rehearsal dinners, birthday parties and office gatherings. The kind of evening that once might have meant a drive downtown can now stay on the avenue.
The permit report gives no completion date. Until Biscottis announces one, the room is a project in progress, not a place you can book.
Where the Calendars Meet
These three changes come together on one stretch of the calendar. Here is what the sources confirm for the rest of the year:
- Friday, October 30. Amplified Avondale, 6:00 to 9:30 p.m. Historic Avondale and Visit Jacksonville both list this date. Cork Thyme at All Spiced Up has its own listing for the night with the same hours and says to check back for the performer. One Southern Grounds listing gives October 23 instead, but the organizers' own page shows the 30th.
- Late November. Boathouse Avondale's target opening, "around Thanksgiving," with dinner service Wednesday through Sunday expected at first.
- Friday, November 27. Amplified Avondale's next listed date, the day after Thanksgiving. If Boathouse meets its target, this could be the first Amplified Avondale night with a new dinner option at the far end of the avenue.
- December. The last Friday of the month falls on December 25. Visit Jacksonville's listing includes that date, but no source confirms whether the series will meet on Christmas Day or move. The Historic Avondale events page is the place to check.
The event pages checked for this post name no performers for October 30, and none of the October listings mention a Halloween theme. Folio Weekly points readers to instagram.com/amplifiedavondale for more information about the series.
